Ownership needed an internet service provider (ISP) who could design and install a state-of-the-art managed WiFi network and have it fully running well before residents arrived. DojoNetworks® delivered exactly that with ManagedWiFi+®, installed and tested more than 30 days ahead of move-ins, with the project finished on schedule and on budget.
Large new-construction properties come with a long list of ways a network rollout can go sideways, and The Greyson had several challenges:
A 622-unit tower spanning two architecturally distinct volumes, with 37 common areas and elevator cabs that all needed seamless wireless internet coverage.
A phased construction schedule requiring close coordination with ownership, the general contractor, and the architects from preconstruction planning onward.
A strict requirement that residents have working WiFi the moment they moved in, with credentials ready as soon as each lease was signed.
The need for enterprise-grade bandwidth and redundancy to support hundreds of units and dozens of shared spaces from day one.
Dojo built the network from the ground up alongside the project team. The design work started during preconstruction planning, with Dojo working directly alongside ownership, the general contractor (GC), and the architects to map the network to the building's two-volume layout. The GC handled Cat 6A wiring to every unit based on Dojo's design, and Dojo installed 12-strand single-mode fiber from the main distribution frame (MDF) to all 14 intermediate distribution frames (IDF), each backed by managed battery backup in its telecommunications closet.
Every unit received a dedicated Ruckus R650 ceiling-mount wireless access point, and that same coverage extended across all 37 common areas and into every elevator cab. This gives residents get true seamless roaming no matter where they are in the building. For bandwidth and resilience, Dojo brought in two 10Gb fiber circuits with fixed-wireless backup, and Cellular out of band access to the MDF, then put the entire network under Dojo's 24x7 monitoring.
On the operations side, Dojo trained the on-site office staff on Elemento™, Dojo's single-pane-of-glass platform, ahead of the go-live date, giving the team real visibility into network performance and a frictionless way to handle resident onboarding and support. Throughout the project, Dojo kept ownership and site management aligned with weekly and monthly progress calls, backed by written updates.
The result was a fully installed, tested, and live managed WiFi network more than 30 days before the first resident moved in, delivered on schedule and within budget. As each lease was signed, Dojo sent new residents their WiFi credentials, so connectivity was already waiting for them at move-in.
Residents receive 1G wired speeds and 300x300 Mbps wireless speeds throughout their homes, with the same seamless coverage carrying through every common area and elevator.
Network fully installed and tested more than 30 days ahead of resident move-ins, on schedule and on budget.
Immediate WiFi activation for every resident at move-in, with credentials issued as each lease was signed.
1G wired speeds and 300x300 Mbps wireless speeds delivered property-wide, including all 37 common areas and elevator cabs.
Redundant connectivity through two 10Gb fiber circuits plus cellular backup, monitored 24x7x365.
Fanatical Resident Support in action: live support with hold times under 30 seconds, a 97% ticket resolution rate in under 12 minutes, and an annual trouble call rate below 2%.
The Greyson now offers residents a network experience that matches the quality of the building around it: fast, reliable, and ready before they ever walk through the door. Tenant feedback on the managed WiFi service has been outstanding, and Dojo continues to provide 24x7 monitoring and support as the community fills up. As a managed internet partner for multifamily communities, Dojo is excited for the continued partnership with The Greyson team.
